Estate Cleanout Needed?
We buy as-is. Leave everything inside. Furniture, appliances, clothing, tools, whatever is in the garage, the papers in the filing cabinet: all of it can stay exactly where it is. There is no clean-out requirement and nothing that has to be gone before closing.
Take what matters, leave the rest. Most families walk through, pull the photographs, the documents, the jewelry, and the few pieces someone wants, and stop there. What you take is your call and there is no list you have to justify to us.
You are not sorting a lifetime of possessions on our schedule. Take the time you need before closing. If you would rather close first and come back for things afterward, we can agree in writing to a period where you keep access to the house after the sale has funded and you have been paid.
Titled vehicles are the one exception. If a car, truck, or camper is staying on the property, we need the title signed over so we can legally move or dispose of it. Everything untitled can simply stay.
What happens to everything we leave behind?
It becomes ours at closing, along with the house. What is usable gets donated locally. What is not, a clean-out crew removes and disposes of. That is the whole of it, and none of that cost comes back to you.
The clean-out is ours, not a bill you get later. Nothing is passed through to you as a charge or a deduction at closing. The work the house needs, including dealing with what is inside it, is already accounted for in the number we hand you.
Not knowing what is in there is the normal starting position. Most heirs are working from a house they have not lived in for decades, where half the boxes have not been opened since before they were labeled. You are not expected to have inventoried anything.
There is no limit on what can stay. A house packed floor to ceiling, a hoarding situation, animal damage, medical equipment left behind: we take those. You do not have to make it presentable first and you do not have to apologize for it.
Inherited With Siblings?
One offer for all heirs. Nobody buys anyone out. No one is negotiating against a sibling. Everyone with an interest sees the same number and the same purchase agreement, and whoever holds authority to sell signs it.
Where the money goes depends on how the house is held. If the property is in a trust, the title company pays the trust and the trustee distributes according to the trust. If it is moving through probate, the estate is the seller and the personal representative handles distribution. If the heirs already hold title individually, escrow disburses to the owners of record. In every version the money moves through the title company and a documented process, not through one sibling’s bank account.
Signing does not have to happen in one room. Signers in different states sign separately, and a mobile notary can go to whoever needs one. Nobody has to fly in.
You can get the number before the family has agreed. An offer costs nothing and carries no obligation. It gives everyone something specific to talk about instead of a guess.
Do we have to finish probate before we can sell?
No. We can go under contract while probate is still open, as long as the court has appointed the personal representative and that person holds the authority to sell. What the title company needs to see governs the timing of the closing itself.

What if it is sitting empty while we settle things?
A vacant inherited house keeps costing money. Property taxes, insurance, utilities left on so the pipes hold through winter, the yard, and any mortgage that did not disappear with the owner. Those bills arrive whether or not the family has decided anything.
Vacancy is also an insurance question. Many homeowner policies limit or exclude coverage once a house has sat unoccupied for a stretch, which is worth confirming with the carrier rather than assuming the house is still covered.
You still set the pace. If the family needs time, take it. If everyone is ready, we close as fast as the title company can accommodate. We are not going to push a date on you.
